Spain’s rural areas have the worst access to basic services in the EU

While the thought of a tranquil property out in the countryside can sound idyllic, they can come with some issue that you should consider before buying one.  

Rural areas in Spain have worse access to services compared to other European Union countries, according to a study by the Bank of Spain. Titled “Access to Services in Rural Spain,” the report analyses the distances citizens need to travel to access basic services such as health clinics, nursery schools, supermarkets, hospitals, sports centres and libraries. It concludes that, while in urban areas, a person has to travel on average a similar or even slightly shorter distance than in other European countries, in rural areas, the distance is somewhat greater, especially when it comes to local rather than regional services, such as primary healthcare or supermarkets.

The average Spanish citizen has to travel about 3.5k to access the nearest local service, compared to four kilometres for the average EU citizen. However, this is not the case when it comes to rural provinces where more than 50% of the population lives outside urban areas and where there is no urban area with more than 200,000 inhabitants. Here, the average Spanish citizen has to travel 12.4k to the nearest local service, compared to 4.8k in Germany, 7.6k in France and 4.7k in Italy. In a province such as Teruel, this distance can be as much as 20k. In Zamora, located in Castilla y León, it is 16.4k and in Cuenca in Castilla-La Mancha, 15k.

From a finance point of view rural properties can be more difficult to get a mortgage on due to the difficulties banks have to resell them quickly if the bank needs to repossess a property. In most cases the maximum loan to value will be reduced to 50% to 60% and in some case, they won’t mortgage them at all. We also find more issues with rural properties not being registered properly and, in some cases, not being registered at all.
